How the figure is built
- A price per m² for every advert
Each active home advert becomes a price per m² in euros, or per m² per month for rent.
- Grouped and cleaned
Adverts are grouped by district, property type and layout, and extreme prices are left out.
- Weighted to the country
Groups make regions, and each region counts by its share of the country’s property sales.
- 90 days per month
Each month’s figure covers the 90 days ending with that month.

They usually lead sale prices and are not the same.
- Published only when reliable
A change our sample cannot carry shows a dash.
- Earlier months
A year-over-year figure marked * reaches back before our own records and uses published statistics, rescaled to our level.
