How this is measured

A simple average of market prices is biased by shifts in the composition of supply: if cheaper or smaller properties enter the market in a given month, the average falls even with no real price movement. We remove that effect. For each property we compute a price per m² (EUR) and group properties into cells by property type, region and layout. Within each cell and month we take the median, then combine cells with fixed weights so the basket stays constant and the figure reflects real price movement only. The result is shown as a real price per m² in euros. Earlier months are extended from published monthly series, rescaled to our level so the line stays continuous.

Sample: active residential properties. Only cells with enough observations in both compared months are included, and each month-over-month step is measured by repeated split-sample tests before it is published: a step whose two halves disagree by more than the publication tolerance is left blank rather than shown. These prices typically lead realized (transaction) prices and are not identical to them. Figures are real euros per m² (rent per m² per month), not an index. Outside the euro area, prices are converted at a fixed exchange rate, so the figures show domestic price movement only and never currency movement. Months before our own records, and months our sample cannot carry, are drawn from published statistical series rescaled to our level and marked as such. Price levels reflect each market’s own supply mix, so they describe that market over time rather than ranking one market against another.
